For the convenience of future property owners, Shine Residence uses a four-step purchase payment scheme . Here is a description of all four stages of the purchase of real estate, starting from the start of the project (at the level of the excavation) to transferring it to you. At the same time, we explain that as each stage of construction is completed, the first installment of the buyer will include the total amount of payment for already completed stages of construction.

Signing a preliminary contract
30 %

The preliminary contract describes in detail the property, materials used for its construction, area, price, payment methods, construction completion dates and other details that are essential for the buyer.

The buyer must transfer payment in the amount of 30% of the total value of the property to the Seller's bank account within  3 (three) days from the date of signing the Preliminary Agreement.

2.
Obtaining Act 14 on the condition of the building
30 %

This act is issued by the State Construction Inspectorate of Bulgaria, when the first stage of the construction of the building is completed. Its structural base is ready with all load-bearing walls, columns, roof, stairs and other important details of the project. This document is briefly referred to as Act 14 ,  or its more accurate name is the Design Acceptance Act.

The buyer of the property, upon receipt by the Seller of Act 14, must make within 7 (seven) days  payment in the amount of 30% of its total value.

Note: Act 14 (acceptance of building structure) has already been received. 

3.
Obtaining Act 15 on the condition of the building
20%

Act 15   certifies the fact that the building has already been completed. all the numerous requirements of reliability and safety. After receiving Act 15, the building is ready for connection to communication networks and internal work on interior decoration. 

The buyer of the property, upon receipt by the Seller of Act 15, must within 7 (seven) days  payment in the amount of 20% of its total value.

4.
Obtaining Act 16 on the readiness of the building
20 %

Act 16 is a document that certifies that the building is completely ready for use, in accordance with all state standards and regulations for housing construction.. After signing this act, the Seller transfers  through a notary public the title to the acquired property._cc781905-5cde -3194-bb3b-136bad5cf58d_

The buyer of the property, upon receipt by the Seller of Act 16, must within 7 (seven) days make  payment in the amount of 20% of its total value.

REFERENCE:  The support fee for property owners is 6 euros per year per square meter  of the total area they own.
